A market defined by resilient rental demand and sustained off-plan momentum.

Dubai's July 2026 property market remained resilient, with 12,788 residential transfers recorded during the month. Off-plan activity continued to dominate the market, with 9,430 Oqood registrations, representing approximately 73.7% of all residential transactions, while the secondary market recorded 3,536 sale and resale transactions. Residential rental demand also remained healthy, with 44,168 tenancy contracts signed across Dubai.

Month-on-month pricing reflected a selective market, where performance varied across communities rather than rising uniformly. Apartment sales were led by Jaddaf Waterfront (+5.76%), followed by Barsha Heights (+5.49%) and DAMAC Hills 2 (+5.40%), while Dubai Islands (+6.59%) recorded the strongest growth among villa and townhouse communities. The largest sales price corrections were observed in Al Jaddaf (-6.55%) for apartments and Wasl Gate (-12.96%) for villas and townhouses.

Rental performance followed a similar pattern, with gains concentrated in selected locations. Dubai Festival City (+2.60%) led apartment rental growth, while Jumeirah Islands (+2.08%) recorded the strongest increase for villas and townhouses. On the downside, Mirdif (-5.32%) experienced the largest apartment rental decline, while DAMAC Lagoons (-3.59%) recorded the steepest decrease in the villa and townhouse segment.

Commercial market activity remained stable during July. Sale and resale transactions totalled 286, while 337 off-plan commercial transactions were recorded. Commercial leasing activity reached 24,822 rental contracts. Although transaction volumes showed positive movement in several segments, average commercial sale values declined month-on-month, indicating continued price adjustments alongside sustained occupier demand.

Overall, Dubai's real estate market continues to demonstrate solid underlying fundamentals. Strong off-plan demand, healthy rental activity and resilient commercial occupancy levels highlight continued investor and occupier confidence. While pricing performance remains location-specific, the market continues to benefit from sustained demand across both residential and commercial sectors, supporting a positive outlook for the months ahead.
